An Electrical Installation Condition Report (EICR) is a detailed inspection and testing of your property's fixed electrical installation — the wiring, consumer unit, earthing, bonding, sockets, switches and fixed appliances. It identifies defects, deterioration and non-compliance with current BS 7671 wiring regulations, categorising each observation by severity. For landlords, an EICR is a legal requirement every five years. For homeowners, it is the single best way to verify your electrical system is safe before investing in solar panels or battery storage.

What Is Included?
Visual Inspection
A thorough visual examination of your consumer unit, wiring, accessories, earthing and bonding. We check for signs of damage, deterioration, overheating, incorrect connections and non-compliant modifications.
Dead Testing
With the supply isolated, we test circuit continuity, insulation resistance and polarity on every circuit. This identifies degraded cable insulation, broken conductors and incorrect connections that could cause fires or electric shock.
Live Testing
With power restored, we measure earth fault loop impedance, prospective fault current and RCD trip times on every circuit. These tests confirm your protective devices will operate correctly in the event of a fault.
Detailed EICR Report
A detailed report listing every observation coded by severity: C1 (danger present — immediate action required), C2 (potentially dangerous — urgent remediation), C3 (improvement recommended) and FI (further investigation needed).
Remedial Work Quotation
If the EICR identifies C1 or C2 observations, we provide a clear, itemised quotation for all remedial work needed to bring your installation up to a satisfactory condition. We can often carry out minor remedial work on the same visit.
Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020: Mandatory 5-yearly EICR for all rented properties
Since 1 April 2021, all landlords in England must make sure that electrical installations in their rented properties are inspected and tested by a qualified person at least every 5 years. A copy of the EICR must be provided to tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within 7 days of a request. Failure to comply can result in fines of up to £30,000 per breach. All C1 and C2 defects must be remediated within 28 days or the timescale specified by the inspector. Our NIC/EIC Approved electricians are qualified persons under these regulations.

Larger properties with multiple consumer units or extensive circuits cost from £250 to £450. Commercial EICR inspections start from £300 and increase with the number of circuits and distribution boards. Landlord EICRs for flats and smaller rental properties typically cost £120 to £200.
